Joists to the world,

LVL beams, made of sturdy glued plywood, are "sistered" in along the original weinie joists, and many more are added to strengthen the house. The annoying squeak in the second-floor hallway floor is gone! Bigger LVL beams replace the support wall that separated the old dining room and study. Note how the ceiling joists in the middle of the house are perpendicular to those in the kitchen. Wonder which way they run in the living room. |

Above, left and right: Because the new stairs to
the basement can't be 36 inches wide, we had to apply for a variance.
The architect drew up a new plan, and the owner dropped it off at
city hall. Then she called the next day to see if Harry at the city
could grant the variance administratively, rather than us having
to wait until the variance committee to meet July 16. Harry called
back the next day and said to go ahead, that the paperwork would
be in the mail. The contractor planned to come over frame in the
stairs on Saturday, July 5, when no one but the cat, right, would
be around to ask him questions.

The new plumbing, left, for the second-floor bathroom is not as creatively designed as the old, above. It does, however, necessitate an unplanned soffit in the passageway outside the pantry. However, this will creatively flow into another unexpected soffit around a beam that replaced a support wall, and visually facilitates use of a drop beam over the breakfast-bar peninsula. This drop beam might be less expensive than the flushbeam, even though six strong people will be required to hoist it into place. |
